About Nicky
I Love Finding a House That Needs Some Work
I've been selling real estate for more than 20 years, and I'm very comfortable with traditional real estate. I know how to list homes, negotiate deals, work with buyers and sellers, and get transactions to the closing table.
But if you ask me what I enjoy most about this business, it's something a little different.
I love finding a house that needs some work.
A lot of people walk into an older or neglected home and immediately see everything that's wrong with it. They see the outdated kitchen, old bathrooms, worn floors, damaged walls, overgrown yard, or a long list of things that need to be repaired.
I see what it could be.
I start thinking about opening things up, changing the floors, updating the kitchen, fixing what's broken, choosing colors and finishes, cleaning up the outside, and figuring out how to give the house a completely different feel.
To me, that's the fun part.
This Is More Than Just Business to Me
I've been fortunate enough to make a career out of real estate, but taking on these houses has become something I genuinely enjoy.
What makes it even better is when the project works for both sides.
Sometimes a property has simply become a burden for the owner. Maybe it needs more repairs than they want to take on. Maybe it has been sitting vacant. Maybe there are tenant problems, code issues, property taxes, cleanup, maintenance, or just one problem after another.
At some point, owning a house like that can stop feeling like an asset and start feeling like something hanging over your head.
If I can take that property off someone's hands, help them move on from the stress and responsibility that came with it, and then turn around and give that house a new life, that's a good outcome for everyone.
It gives me a chance to take on a project with friends and family, work with people I trust, solve problems, and watch an older home come back to life.
Everybody gets involved. We talk about ideas, figure out what the house needs, and eventually get to stand back and look at what we created together.
That's what makes it enjoyable for me.
There's a sense of pride that comes with taking a house that may have become stressful for one owner and turning it into something another person will be excited to call home.
When You Call, You Get Me
Nicky Buys Broward isn't a big national home-buying company or a call center.
I'm Nicky, and I want to buy homes right here in the county where I was born and raised — Broward County.
When you reach out about your property, you're talking to me.
I'm the person looking at the house. I'm the person listening to what's going on with the property and what you're trying to accomplish. I'm the person figuring out what I can do with it.
And if I decide to take on the project, I'm the one who is going to be involved in bringing it back to life with the people I work with.
I'm not looking for perfect houses.
Honestly, perfect houses usually aren't the ones that excite me.
I'm looking for homes that need some attention. Homes that are outdated. Homes that need repairs. Homes that have been neglected for a while. Homes where the owner may look around and think, "I don't even know where to start."
Those are the houses where I start seeing possibilities.
And sometimes selling a property like that isn't just about selling a house. It's about getting one more responsibility, one more expense, or one more source of stress off your plate so you can move on.
I Actually Enjoy the Project
I'm going to continue working in traditional real estate because I'm very good at it, I enjoy helping buyers and sellers, and I want to make sure the people I work with get the experience and representation they deserve when making one of the biggest financial decisions of their lives.
But this side of real estate is my passion.
I enjoy taking something that needs work and figuring out how to make it better. I enjoy getting my friends and family involved. I enjoy seeing the progress from the first day we walk through the door until the project is finished.
I take pride in what I do because I actually enjoy doing it.
And for the seller, the goal is pretty simple: if this house has become something you're tired of dealing with, I want to see if I can make it my problem instead of yours.
So if you have a home in Broward County that needs repairs, cleanup, updating, or has simply become more trouble, expense, or stress than you want in your life, give me a call.
You don't have to fix it first. You don't have to clean everything out. You don't have to make it look good for me.
Let me see it the way it is.
You may see a house that needs a lot of work.
I may see my next project.
How I Operate
What You Can Expect From Me
Most direct home buyers offer a similar service: purchasing properties as-is without requiring the homeowner to make repairs or list the house. The real differences often come down to experience, how a buyer evaluates the property, how they communicate, and whether they follow through on their commitments.
I won't tell you I'm the only person who can buy your house or that I'll always make the highest offer. What I can offer is a straightforward conversation, an experienced perspective, and an honest explanation of what I can realistically do.
Personal and Hands-On
I am not a call center and I am not a national company. When you reach out, you are talking to the same person who will look at your property, make the offer, and see the deal through.
Honest About Everything
I tell you upfront what I can offer and why. No bait-and-switch. If your property is not a good fit for what I do, I will tell you that too.
Private From Start to Finish
I handle initial conversations discreetly. A direct purchase doesn't require a public listing, yard sign, or open house. Title and closing professionals may need some information to complete a sale.
Local to Broward County
I live and work here. I know the neighborhoods, the housing stock, the local market — and the kinds of property situations that are common in South Florida.
I Like the Hard Ones
Liens, violations, deferred maintenance, inherited complications, difficult tenants — I am specifically interested in properties that need real work and attention.
The People I Work With
Who I Work With
The friends and family who help me bring these houses back to life.
I do not run these projects alone. Over the years I have built up a circle of friends and trusted tradespeople I get to work with — and have fun with — on every new project. These are people I know and trust, and that is a big part of what makes taking on a house that needs work enjoyable for me.
I Serve All of Broward County
Every city. Every neighborhood. If you're in Broward, I can help.
